I elected the "no sale no fee" option which is more expensive but as a first time seller at auction gave me the comfort of knowing that I would pay nothing if no sale achieved and I was happy to accept this. More expensive than a conventional sale but you do get immediate exchange of contract and completion 4 weeks later.
