Agent's fees were no higher than those of comparable agents but it always seems a big chunk out of the sale price achieved! However the auction is the surest way of achieving a quick and reasonable outcome to a sale.

I went for the no sale, not fee option, partly because I wasn't confident about the sale. Compared to an estate agents they seem a bit more expensive, but I did want a quick sale to a cash buyer, because mortgages are hard to get for my type of property. So all in all this option worked for me, the auction seems the best option and risk free with nothing to pay up front..
