You are correct that there is a clause within our Tenancy Agreement that clearly states an administration charge will be payable for returning the deposit, this is quite common. It covers the time spent liaising with tenants on any possible deductions from the deposit, reaching an agreement, processing the payments, and updating the TDS with the result. Communication between staff and communication between Atlantis and tenants. I understand if you're waiting on things but let us know. No one at Atlantis seemed to know what was going on and high staff turn over rate doesn't help matters.

Unfortunately I must point out that this is not a full reflection of the situation. Atlantis managed Royal Court for several years, battling against a problematic freeholder who was responsible for paying a majority of the service charge budget but failed to do so consistently. Atlantis worked tirelessly with the board over the course of management to ensure that the development was managed as well as possible with a distinct lack of funds. As a member of ARLA (Association of Residential Letting Agents), NAEA (National Association of Estate Agents) and The Property Ombudsman, Atlantis Property Services Ltd aims to provide the highest standards of service to all its customers. To ensure that your interests are protected, in the unlikely event that we do not provide the service you were expecting, we offer both an internal and external complaints procedure.

Internal Complaints Procedure

If you believe you have a grievance, please write in the first instance to “The Property Manager” at:

The grievance will be acknowledged immediately, investigated thoroughly in accordance with established “in-house” procedures, and a reply sent to the complainant within twenty-one days of receipt of the letter.
