I believe that this is standard practice for any agent. I had a let only service from another agent and had the same process (and had them take fees and refund them pro rata)
Whilst I also thought they 'did nothing', they did, in fact, find the tenant and then serve them appropriate notice etc and once this was explained I had to concede they also had to earn money for their time. Omg I am in exactly the situation - we were informed that the landlord wanted to sell and then 2 days later they took new tenant to view our flat to rent. Anneka was our property manager as well!
